1. A Reasonable Selling Price... Every home is different in style, location, pricing, and access. The FREE Comparable Market Analysis ("Broker's Opinion of Value")will provide your property values, help you to "price right" for results! By comparing sold homes, plus pending sales and active homes for sale, you can see see the other homes value as they compare to your home. I will provide a given "strike price range". Listing high will cause slower activity. I recommend that by staying closer to current market prices of comparable homes. "Offer and acceptance" is what starts the actual sale!

2. If Asking Price Is Too High? You pay more interest and more property taxes while waiting for the sale. Sellers tire of maintaining their home in "show condition" if selling takes a long time. The longer it takes to effect the sale, the more maintaining of showability and inconvenience of on going showing appointments.

3. If Price Is Too Low... If you "want to move quickly", you want to set the price to attract the buyers quickly! The best advise is to try to price at market!
